This is definitely a good topic.Especially since our economy is so unstable right now.
I have a 2nd home that is a rental property since 2002.
I would like to invest in another,but need some helpful hints on how to qualify for a loan and whatnot by next summer.
Anyone have some knowlege to share here?

My only investment is the worst investment in the world. It's my racecar. I'll be lucky to get back 1/2 of what I put into it.

For a high yeild savings I use HSBC's online savings account. I also use paypal's money market which has a higher yeild, but isn't insured. What platform do you guys use for stock management? I've been using sharebuilder, and so far i'm happy with them.

I can get you in touch with my mortgage guy if you want. He busts his ass to make things go through and would definitely be able to give you some tips. I'm in the process of getting my fiance qualified for a second home so we can use mine as a rental property.
Now is the perfect time to invest. While everyone else is losing their ass, it's the perfect time to make a lot of money in real estate and stocks.

i own 2 houses. one has been a rental for a couple of years now. i would say that if i could do it again, i wouldnt. atleast with 2 houses i wouldnt. i should have have started with a condo or a inexpensive townhouse. not only that, since the market has gone to sh!t, if i were to try and sell at the moment, id be lucky if i broke even.
there is another investment that i have been looking into. its selling cars in peru. my brother inlaw does it on the side. he nets about 3k on every vehicle.

I'm definitely going to use a property management company. It's well worth the money to get rid of some of the headache.

Once i get my license to sell life insurance and do anuities/IRA's i will have something to contribute for those looking for something. As soon as a get that taken care of, i will start studying for my Securities license. Even though im in Nebraska, i am going to pay the minimal fee to do business in CO and other states.
Brian, did you talk to the management company? Overview, cost, etc?

Not yet, we're still in the middle of getting the new house so we haven't had time to do that yet.
